THE State Government has warned owners of erosion-affected properties they could be penalised if they build permanent structures to protect their homes without approval.

A Department of Environment and Heritage Protection spokeswoman said approval must be sought for permanent structures.

''The Department of Environment and Heritage Protection understands that the Gold Coast is experiencing significant coastal erosion issues and if residents feel their property is under threat from erosion, they can undertake temporary works such as sandbagging,'' she said.

''In some instances the emergency tidal works provisions of the Sustainable Planning Act 2009 may apply, however an approval must be obtained for a structure, or alternatively it can be removed after the threat has passed.''

Nobby Beach residents have been forced to become creative in the battle against erosion with some resorting to concreting the sand wall in front of their homes.

Residents say the council threatened some beachside owners with action if their measures were too drastic, but fear their homes will be swallowed by the sea if they do nothing.

Rubble covers parts of the beach at the edge of waterfront properties.

Locals have built makeshift timber fences to shield the escarpments leading to their homes, as well as constructing rock and concrete walls.

Bruce Mathieson has lived in the area for about three and a half years and said about 25m of his land had disappeared.

He said he was concerned about the state of the erosion and was expecting king tides.

''We're going to have to do something,'' he said.

He said he had dumped 30 truckloads of sand at the edge of his property recently which had already been washed away.

He said the situation was dangerous and action needed to be taken.

''I've got grandchildren,'' he said.

''If they fall down on the rocks, they'll kill themselves.

''When the council said we weren't allowed to put rocks and stuff there, it made it very difficult.

''I would have loved to have put a big rock wall there.''

Work to shore up the eroded beachfront began yesterday.

More than 10,000 cubic metres of sand will be taken to Surfers Paradise beach, costing $150,000.

Weather experts recently revealed a southerly swell was pushing up from NSW and when it reaches the Gold Coast, offshore wave heights of 2-3m could cause further erosion.

Work to combat the erosion will be undertaken in the lead-up to the school holidays and sections of beach between Tricket St and View Ave will be partially closed.

Between Higman St and Cavill Ave in Surfers Paradise there is restricted access for the public to allow for truck movements and the council has encouraged beach users to watch for trucks and other equipment and to take notice of signs.

The work on the foreshore includes the placement of sand and geotextile bags along the foreshore.

English visitor Will Rees said the work had tarnished his experience at Surfers Paradise beach.

''It disrupts how nice it is,'' he said.

''We just heard how nice the beach was from friends, how scenic it was,'' he said.
